Attic air sealing in Salinas CA - a tight ceiling before insulation goes in
Drafty rooms, a hot upstairs or a climbing power bill? We close the big attic leaks first so your insulation can do its job.

What does attic air sealing actually do?
Attic air sealing in Salinas means our crew closes the gaps between your rooms and the attic with caulk, spray foam or other sealant, mostly where the walls meet the attic floor. It keeps the air you pay to heat or cool downstairs instead of letting it slip up and out through holes you can't see.
If upstairs runs hot, the room over the garage never feels right, or you can feel a draft at a ceiling light, there's a good chance air is moving through those hidden holes, and when warm, moist air reaches a cold attic it can condense on the rafters and lead to water damage and mold. What moves the price is mostly what I find when I get up there: how big the attic is and how easy it is to crawl around, how many big openings and can lights there are, and whether old insulation has to come out or something needs fixing first. The schedule turns on that same check, plus a permit if one's needed, and you'll get your own figure from the on-site estimate. If you're also thinking about attic insulation, we can plan both at the same visit.
How our attic air sealing works
I start by looking the whole attic over for anything that needs attention before anyone seals a thing, like live knob and tube wiring, bath fans blowing into the attic instead of outside, a roof leak, an unvented gas fireplace, or vermiculite, a flaky gray, pea-size fill that may hold asbestos and stays untouched until a lab has tested it. Once that's sorted, our crew goes after the big openings at the tops of the walls and around flues, plumbing and duct chases, and the attic hatch. Around a flue the usual fix is high-temperature caulk and a fixed dam that keeps anything that can burn back from the pipe. The whole time, the soffit, ridge and gable vents stay open, because an attic that can't breathe ends up with moisture in the framing.
Sealing is often one piece of a bigger plan. If your house has thin or tired insulation, retrofit insulation builds on what's already there once the gaps are closed, and when the ducts run through the attic, spray foam insulation at the roofline seals and insulates in one layer.
Sealing on its own
This suits a house whose insulation is still dry, clean and reasonably deep, where the trouble is drafts and a hot upstairs. We close the big leaks, lay the existing insulation back where it was and leave it at that.
Sealing plus a blown-in top-up
This is the one I recommend most, because closing the gaps and then topping up with blown-in insulation, loose fill sent through a hose, gets you most of what foam does for less money. We keep the edges by the eaves as deep as the middle, since thin edges are where a lot of attics come up short.
Spray foam when ducts are up there
Foam costs more, but it seals air while it insulates, and that pays off when your ductwork lives in the attic. With foam at the roofline, the ducts end up inside the sealed space instead of out in an unconditioned attic.
Attic air sealing permits and houses in Salinas
Whether a sealing job needs a permit is up to the city, so we check with the City of Salinas or the county office before we start, and when your job calls for one we handle the application and set up the inspection visits. The city keeps its permit records on its online permit site, which is also where permits are applied for and inspections scheduled, so you can look things up there yourself.
We're based in Salinas and work across the valley and the coast, in the cities around it and plenty of others nearby. Up in attics here we run into everything from older ranch homes with can lights punched through the ceiling to newer houses with ducts snaking across the attic floor, and the room over the garage comes up a lot in both. We see the same mix on jobs in Prunedale and Marina, so we plan for it before the crew shows up.

Why call us for attic air sealing
I write every estimate myself
I come out to look at each attic and write the estimate, then a crew lead runs the install while I check in along the way. That means the person who spotted the problem is keeping an eye on the fix.
Licensed in California, fully insured
We're fully licensed and insured. California lets unlicensed workers take only jobs up to $1,000 that need no permit and have no employees, so anything bigger, or anything that needs a permit, belongs with a licensed contractor.
Commercial work habits since 2021
Before I started this business in Salinas in 2021, I spent years on commercial insulation crews in warehouses, schools and office buildings. That's where I learned to work in the right order and keep a site clean and safe, which matters when we're working right over your bedrooms.
On this job the order matters most, because sealing over a roof leak or a live wire just hides it. When you get in touch, mention your gas appliances and any roof leaks or vermiculite you already know about, so I can plan the visit.

Attic air sealing questions from Salinas homeowners
How much does attic air sealing cost in Salinas?
The price comes down to what your attic needs, so you'll get your figure from the estimate after I've looked it over. The big movers are how many large openings and can lights there are, how easy the attic is to get around in, and whether a roof leak or old insulation has to be dealt with first. Adding insulation at the same time changes it too.
Why should I seal my attic before adding insulation?
Because insulation slows heat but doesn't necessarily stop air, so if the gaps stay open, air just keeps moving through the new layer. The usual order is safety and ventilation checks first, then sealing, then insulation, because that's what gets the most energy savings. Once insulation is down, those gaps are buried and much harder to reach.
Is attic air sealing safe if I have a gas furnace or water heater?
It is, as long as the venting gets checked afterward. A tighter house can let carbon monoxide build up if a gas furnace, water heater or dryer isn't venting properly, so the standard advice is to have a heating and cooling technician check that venting after the sealing. Tell us what gas appliances you have when you call and we'll plan around them.
What causes the biggest air leaks in an attic?
The big holes do, usually where inside and outside walls meet the attic floor, over dropped ceilings like the boxed-in area above kitchen cabinets, and behind or under kneewalls in rooms with sloped ceilings. Can lights, ducts and plumbing chases come next. Plugging those large openings does far more than chasing every hairline crack.
How do I get help paying for attic weatherization in Salinas?
If your household meets the CARE or FERA income limits, the state's Energy Savings Assistance program offers weatherization at no cost, including attic insulation, weatherstripping and caulking. It's worth checking with the program first. If you don't qualify, I'm happy to walk you through what a paid job would involve.
How long does attic air sealing take, and do we have to leave the house?
Most sealing jobs get done without you leaving, and how long we're up there turns on what the first check finds and how many big openings your attic has. If the job uses spray foam, the foam maker sets a re-entry time, the wait before you, the kids and the pets can come back inside, and we'll tell you what it is before we start.
